Not Sure What Happens?

Determine how much you can afford by getting a pre-approval from a lender.

The very first step in this process is to speak with a Lender.  This will determine the amount you can spend on your new home.  It will show sellers you are a serious buyer (and most are requiring this with all offers anyway).

Choose your financing and begin getting information to lender for pre-qualification.

Once you start working with your Lender, he/she will give you the different options available for financing.  They will discuss:

  • Different types of loans and the requirements.
  • Down payment options.
  • Out-of-pocket expenses.
  • And more.

The sooner you get the necessary paperwork to the lender, the sooner they will be able to provide a pre-qualification.  This is better than the pre-approval because it shows that all of the necessary documents have been reviewed by the bank and you are a strong buyer.

Shop for your new home with your Realtor.

This is where the fun begins.  Before we start looking, we will discuss what you are looking for in your perfect home.  How many bedrooms, baths, location, etc.  I will create a customized search that will come right to your inbox and you get to choose which one(s) might be what you are looking for.  Then we go visit and see if live is the same as the pictures.

A special perk with using Angie as your Realtor is you can simply text "QuickLook" to 555888 to get information about any home For Sale that you might be interested in.  You will be asked for the address and the detailed information will be sent back to you.

Make an offer.

Wow!  We found that perfect home! Together we will discuss what you want to offer for the purchase.  Things that we will talk about to include are the purchase price, the closing costs to be paid by the seller, what items you want to be left with the home, and when you will move in.  This will be submitted in writing to the seller and then my master negotiation skills will come into play.  

Keep in mind that you are not going to always win the first offer that you put in.  This will depend on how strong your offer is and if there are any other competing offers at the same time.

Get home inspection, appraisal and all final paperwork to lender.

As the buyer, you will be responsible for many different items.  The first is the home inspection.

You will hire a home inspector (click on the guy to the right for my preferred list).  This will be paid for at the time of inspection directly to the inspector.  You are able to be present during the inspection and ask as many questions as you like and see any issues that may be encountered.  The inspector will generate a report that will be shared with both you and me.  We will then discuss if there are any items that need to be requested to be fixed.  This is another negotiation spot.

The other types of inspections that are optional at your expense include Pest Inspection and Radon.

Once these are completed and all parties agree, the lender will then order the home appraisal.  As long as this amount is at or above the amount of the contract, then we will move on to the next steps.

Also, at this point you should have everything in to the Lender so that they can finish up the file and have everything ready for closing.

Don't forget to get utilities turned on!

Attend closing and get the keys to your new home.

And we have made it!  Together, we will meet with a Title Company where all of the paperwork will be presented for your signatures.  Make sure you do your hand exercises the day before because there will be a lot to sign! Each closing will have different requirements for what is needed to bring, but you will always need:

  • Photo ID
  • Funds to close
  • Your spouse if you are legally married, even if they            are not on the loan documents
  • And your excitement!
 
Depending on the terms of your offer, you may or may not be receiving your keys at the closing table, but you will be the proud owner of a new home and will have made a new friend with Angie!
